Rental Policies And Qualification Guidelines

Fair Housing:

 

KS REALTY GROUP adheres strictly to all requirements of the Fair Housing laws.  We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.

Applicant:

• Each person 18 years of age or older must completely fill out and sign an application.

• Applications must be accompanied by a processing fee to be considered.

• We only accept minimum of 5 nights bookings on daily rates

Application Fees:

​​

• There will be a 100.00 application fee for each applicant. Without this fee your application is considered incomplete and will not be processed.

• We do not accept payment in form of check and credit card for first time payment

  These fees are NON REFUNDABLE, even if you are not accepted.

Credit Criteria

 

• KS REALTY GROUP will pull a credit report. They’ll look at your credit, background, and income when checking out your application. If your credit isn’t great but you can show you have a steady income, you should be good to go!

Income Criteria

 

• Self-employed applicants must provide most recent tax return and three month's bank statements.

• Proof of earnings from social security, child support, alimony or spousal support must be documented.

• Unverifiable income will NOT be considered.

Pets

​

• The following dog breeds are not approved for any of our rental properties:  Rotweillers, Dobermans or any dog known as "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit-bull Terrier, etc).  No exceptions.

Owner's Cancellation Policy:

 

• 100% refund for cancellations more than 14 days before check-in date

• 50% refund for cancellations more than 7 days before check-in date

• Cancellations must be made by 11:59:59 PM on the appropriate day.

• No refund for cancellation once service as started ( no refund for cancellation made on check in date)

Approval and Move-In Conditions:

 

KS REALTY GROUP will continue to advertise and consider all other applications for the subject property until the following has been provided:

• Application(s) have been paid for, completely verified and approved.

• All Applicants have provided two (2) forms of Photo I.D and a copy of their Social Security Card(s) or T.I.N. Card(s).

• Security Deposit has been received.

• A rental agreement has been signed.

Application Denial - Application will be denied for the following reasons: Falsification of Application Incomplete Application Poor Rental History Profile Evidence of Past Evictions History of violence to persons or property, Felony Conviction, or any Sexual Criminal History History of drug related activity by any household member Owing money to a past landlord.
